In June, the North Las Vegas City Council updated its Short-Term Rental (STR) ordinances. As we have documented with other local municipalities, this effort was in large part to bring the current ordinance in line with the statewide STR bill passed by the Nevada State Legislature last session (AB363). Some of these updates include:Requiring a conditional use permit prior to applying for the city business licenseRequiring a notarized affidavit prior to business license application that confirms that outdoor noise monitoring equipment was installed and the "Good Neighbor Brochure" was distributed to the HOA and all neighbors within 200 ft of the unit.Limiting the occupancy limit for an STR is no more than two persons per bedroom, and no more than ten persons per residential unit.Establishing the minimum night stay in an STR to two nights for-non-owner-occupied and one night for an owner-occupiedConfirming that STRs with current licenses are grandfathered in
